Following discussions between local Councillors and the Planning Officer, we were reassured that all reasonable requests and directives regarding this development had been met and we therefore did not raise any objections to the application.

The application was passed by Maidstone Borough Council
Planning Committee on 5th November 2009.


The following conditions may be of interest to local residents:

noise control during works of construction and demolition are subject to statutory requirements;

no vehicles may arrive, depart, be loaded or unloaded within the general site, and plant and machinery shall not be operated, that would generate noise beyond any boundary of the site, except between the hours of 0800-1800 on Mondays to Fridays and 0800-1300 on Saturdays (and at no time on Sundays or Bank or Public Holidays)

the developers are expected to notify local residents in advance of any unavoidably noisy operations, particularly when these are to take place outside of normal work hours

the developers must minimise the threat of dust pollution and implement a scheme for wheel cleaning, dust laying and road sweeping

no development shall commence until there is a provision within the site to accommodate operatives' and construction vehicles loading/off-loading and turning and for the parking for site personnel / operatives / visitors

the applicant is advised to liaise with Kent Highway Services regarding any necessary remedial works to Pickering Street to rectify damage due to construction vehicles accessing the site

The applicant is further advised that they should advise all drivers of delivery / construction and site operatives' vehicles using Pickering Street to do so in a manner that takes into account its alignment and largely residential nature, in the interests of highway safety
